Cambushinnie Croft sits in stunning open countryside with uninterrupted views of the Ochil hills. It is in the area known as 'The Gateway to the Highlands' in southern Perthshire. Enjoying a rural location, the cottage is situated on a family-run farm yet with easy access of Scotland's iconic sights and cities.

The city of Dunblane, with rail access and all local amenities is just 4 miles south as is access to Scotland's main trunk road, the A9. This allows easy travel to Stirling 10 miles, Perth 25 miles, Edinburgh 40 miles, Glasgow 46 miles, St Andrews 50 miles and Inverness 140 miles - Cambushinnie is an ideal touring base for a Scottish holiday. Also on your doorstep are The Trossachs, The Queen Elizabeth Forest Park, Stirling Castle, the Wallace Monument, Blair Drummond Safari Park, the Falkirk Wheel and Scone Palace to name but a few.

Walkers are spoilt for choice from woodland walks on the farm to several accessible Munroes. Golfers will love the many stunning local courses such as Dunblane, Stirling and Crieff, with the world famous Gleneagles just 9 miles away and St Andrews 50 miles. Perthshire is a great area for fishing and you can fish the river Allan for trout (in season) directly from the farm. Cambushinnie Croft sits in its own grounds surrounded by fields beside a family-run farm. The property is non-smoking and sleeps 6 plus a cot. It is surrounded by a large, fenced, gated and grassed garden with a tarmac drive and plenty of space for parking. There is a newly-installed hot tub so you can relax and enjoy the peace and quiet of the beautiful countryside. Also outside is a shed for cycles and storage, a rotary dryer, a dog kennel and run and a patio area with seating. Cambushinnie Croft is designated Disabled Category 2 and ramped access to the front and back doors ensure an easy passage for disabled guests.

Inside, a large utility room houses the washing machine, tumble dryer, pulley, airing cupboard and plenty of storage with recycling facilities. A shower room with WC, hand basin and electric towel rail is adjoining. From the utility room you enter the large fully fitted kitchen complete with separate fridge, freezer, 4 ring electric hob and double oven, microwave and dishwasher. This is separated from the dining area by a breakfast bar with 4 stools. The dining area has a table and seating for 6 with 2 further easy chairs to enjoy the open views to the garden and hills. A door leads outside to the patio and garden. A welsh dresser houses a selection of glasses, first aid kit and lots of local information. There is a telephone and WiFi connection. Double doors open onto the spacious hall with hanging rail and 2 storage cupboards. A highchair, stair gate and toys are kept here.

A large, light sitting room houses the 3 piece leather suite, 42" LCD Plasma TV with Freesat, CD player with IPod/MP3 dock, coffee table and book shelves. There is a log burning stove all set and ready to light. Also downstairs, off the hall, is the master ensuite bedroom with king double/twin beds (zip and link allows guests' choice). This room has a walk-in wardrobe and a disabled friendly wet room with WC, handbasin, shower and electric hand towel. The whole ground floor is wheelchair accessible and there is underfloor heating throughout.

Carpeted stairs lead up to the first floor where there is an open plan seating area. This has a leather 2 piece suite, 32" LCD Plasma TV with Freesat and a selection of books and games. A twin bedroom with built in wardrobe and a double bedroom with the same both enjoy open views of the fields and hills. The first floor is heated by radiators, other than the bathroom which has underfloor heating. The upstairs bathroom has a bath with shower over it, WC, handbasin and electric towel rail.

Cambushinnie Croft sits on the B8033 in southern Perthshire, Scotland (Sat Nav - post code FK15 9JU). Follow road signs to Dunblane on the A9 and from there the B8033 to the village of Kinbuck. Drive through the village, heading north, and over a narrow bridge. The farm, Mid Cambushinnie is 1 mile and first on the right after this bridge. Turn down the farm road and drive down to Cambushinnie Croft sitting on the left hand side.

Cost and availability:
Cambushinnie Croft is rented out throughout the year. Change over day is flexible with entry at 16.00 and check out by 10.00. Customers may arrive and leave on the days of their choice. It is your holiday! Short breaks are available. Discounts considered for late availability and 1 or 2 person occupancy.
