The cottage is situated in a tranquil setting only half a mile from the picturesque and bustling village of Killin and Loch Tay. It is within a 2 hour drive of the cities of Edinburgh, Glasgow, Stirling and Perth so perfectly situated to explore much of Scotland. The cottage is detached, and with its enclosed garden, makes it ideal for small children and dogs.
Relax and gaze at stunning views from the hot tub, the conservatory or any window in the cottage to beautiful remote landscapes. Birdwatchers can set up the binoculars and watch out for eagles and wildlife including deer in the garden!
This is an excellent base for a Scottish holiday and the cottage is located in a perfect setting for outdoor pursuits of every kind from hill walking, fishing, golf, cycling and water-sports or just enjoying the breathtaking scenery. It is close to many local attractions, including Finlarig Castle, the Falls of Dochart, Blair Drummond Safari Park and Balquhidder Glen (Rob Roy's Grave). It is also close to the Rob Roy Way and the No7 Sustrans Cycle Route. Being situated within the Trossachs National Park, Loch Lomond, Loch Katrine and the Ben Lawers mountain range are all easily accessible. There are over 30 Munros within a short drive.

The house is the last on Craignavie Road and sits on its own land with stunning views of the river Dochart and beautiful highland scenery.
The accommodation has 2 king size en-suite bedrooms both with fitted wardrobes, the larger of the 2 can take an additional child's bed and cot if needed. The third bedroom has bunk beds. There is a family bathroom with Jacuzzi bath and shower.
The sitting room seats 8 and has TV with Netflix (games for children) and a log fire which is cosy at night. The spectacular views from this room are over the River Dochart and towards Ben More.
The spacious and well equipped kitchen has a 36 bottle wine cooler, Dish washer, Aga cooker with warming plate and 4 ovens, Aga fridge freezer, Microwave oven, toaster and breakfast bar seating 4.
The utility room has a washing machine, tumble dryer and a second fridge.
Off of the kitchen is an under floor heated conservatory which has an 8 seater oak dining table, sofa and TV for relaxing and taking in the stunning views.
The decked area outside the conservatory has a large hot tub for 6 people to relax in (recommended at night to see the amazing stars!)
From Killin go over the bridge at the Falls of Dochart and turn right.
Take the first left before the Capercaillie restaurant and almost double back on yourself along Craignavie Road.
Continue down the farm road and it is the last house on the right hand side.
The nearest station is Crainlarich, 13 miles away. The train leaves Glasgow, Queen Street taking approximately two hours on the Fort William line.
