Ben Lawers is nestled on the north shore of Loch Tay, on the edge of the village of Fearnan. It is a contemporary architect-designed mews house, with breathtaking views and private shingle beach with loch access and fishing rights.

Water sports enthusiasts will appreciate the opportunities that Loch Tay offers with sailing, canoeing and boat hire all available locally. Golfers are also well served with a wide range of fine courses in Perthshire, and two courses in nearby Kenmore. Hill walkers are spoilt for choice with many outstanding walks and seven Munros within ten miles, including Ben Lawers and Schiehallion.

The Loch Tay Forest Park is also close by and provides a variety of trails, which are perfect for more leisurely walks, mountain biking and horse riding. Throughout Perthshire there is a myriad of attractions including castles, historic homes, gardens, distilleries, potteries and galleries to explore.

This architect designed mews house incorporates an 'upside down' design with a balcony to make the most of the breathtaking loch and mountain views. The entire first floor of the property is dedicated to open plan living and the thoughtful use of glazing floods this spacious area with natural light. The bedrooms and bathrooms are all on the ground floor and in addition, there is a WC on the first floor.

This stunning property has uninterrupted views of Loch Tay from its furnished balcony and its stylish and contemporary decor and furnishings certainly have the 'wow' factor. Everything about this house oozes quality and considerable thought has gone into ensuring a luxurious welcome for guests, which aims to exceed expectations. The living area has comfy leather sofas and solid oak furniture. The bedrooms have comfortable divan beds with luxury linen together with solid oak furniture. The king size room has an en-suite shower room and there is a large family bathroom with bath and separate double size shower cubicle. Luxury towels and complimentary Arran Aromatics toiletries are provided.

The contemporary kitchen is equipped to a very high standard with everything you could possibly need and includes designer names like Maxwell & Williams and James Martin. There is even a welcome tray with Fair Trade tea and coffee, a pint of fresh milk and home baking. The house also benefits from a 40 inch flat screen LCD TV with Free Sat and DVD player, WiFi and an iPod docking station.

Outside, there are well maintained communal gardens and allocated parking. There is a private shingle beach on the shore of Loch Tay, opposite the site, with loch access and trout fishing (in season). This area is ideal for picnics and BBQs.

From the A9 take the exit at Ballinluig and follow the signs for Aberfeldy on the A827. Follow this road to Aberfeldy (approx 10 miles). Continue through the town of Aberfeldy on the A827, following the signs to Kenmore (approx 6 miles). You will pass the end of Loch Tay and then enter the village. Continue on this road, through the village and over the bridge with the traffic lights. Continue to follow this road (A827) along the north side of Loch Tay for a further 3 miles until you reach Fearnan. After passing a few cottages you will come to a small junction with a right turn signposted to Fortinghall. Go past this turning and you will see Ben Lawers immediately on the right hand side.

Ben Lawers is rented out throughout the year. Change over day is Friday, check in 4pm check out 10am.
