It’s pretty impossible to distill how absolutely perfect our weekend at Kinblethmont was. We’d gathered 21 of us together under the guise of a post covid get together and to celebrate all the missed birthdays and events over the past few years. However, on the Friday night, as we all sat around the kitchen table, we announced that we were getting married the following day! Our Secret Wedding, which we’d so carefully planned with Gemma from the house, was now out there.....and so the fun and mayhem began! From a practical point of view the house is in a stunning area of Scotland with excellent transport links and very easy access. The house provided an incredibly detailed booklet of local suggestions and links ranging from suggested walks, to day trips to taxis. Many of our group headed off themselves for a few hours and returned with tales of Shackelton’s Ship, the V and A in Dundee, Secret Bunkers, coastal walks, film locations and castles. All within a very short distance. It’s also worth noting that there are walks and trails on the estate as well and a great looking children’s playpark in the walled garden. The swings looked very tempting. As for the house itself- it really provided a balance of what we were looking for: opulent Downton-esq formal rooms for when we were pretending to be posh, the most cosy and well appointed kitchen I’ve ever seen, for when we reverted to our "below stairs" roots (!) and thoughtfully prepared bedrooms where mod cons sat beautifully with quirks and charm. Little touches such as robes and name tags added to the sense of this being something special. The downstairs is another world entirely with a full sized snooker table, enormous tv complete with a multitude of channels and a separate little room which we commandeered as Discoland! But really, I guess it could be argued that many such Agatha Christie type mansions are equally comfortable and exciting and whatever. BUT....the secret ingredient they don’t have is Gemma who was our single point of contact throughout the whole booking process, who seemed never to have a day off, who, without batting an eyelid, sent me all sorts of videos and pics to ease my concerns and queries re the wedding side of things. I mean, she has the patience of a gaggle of saints! She was also there, in the background, on our wedding day, just quietly making sure everything went exactly to plan and she genuinely seemed thrilled for us. We couldn’t have chosen a more perfect place!

September 2023
The house (and the entire estate, as our group also booked several of the cottages) was everything we had hoped for and more to celebrate my husband’s 60th birthday party with 30+ of our closest friends. We spent the week enjoying the beautiful "Big House" and grounds of Kinblethmont. The house provided lots of space for our members of our group to convene and reconvene both indoors and out. The Kinblethmont folks were terrific - highly responsive but not intrusive - and having Robert Ramsey provide a history overview was a highlight for our group. Also, we used a private chef and we found the kitchen and house to be very well stocked in terms of equipment (terrific commercial dishwashers) and supplies (dishes, flatware, glasses). All of this added up to a fantastic experience enjoyed by all.

I can’t speak highly enough of our experience staying here. There were 35 of us in the big house and 3 cottages from New Zealand and the UK and every aspect of our stay was faultless, from the booking process (which was over a long time as we were initially booked in 2021 and had to reorganise because of covid!), the lovely welcome from Jessica and Gemma and the beautiful house. We meet as a group every 2 years somewhere in Europe and this is the best place we have stayed in. The attention to detail was amazing, and we hadn’t expected such luxuries as toiletries and bathrobes and the bathrooms were beautiful, modern and well-functioning. Could not recommend this more highly and thank you Jessica and Gemma from us all.

My 50th birthday celebration at Kinblethmont House exceeded all expectations. With 39 dear family and friends from California surrounding me, the experience left an indelible mark. The house’s inviting warmth and breathtaking environment created an ideal setting for our festive get-togethers. Jessica and Gemma proved to be wonderful partners throughout, offering impeccable suggestions and recommendations. Their accommodating nature was evident as they seamlessly provided additional accommodations on the property when our guest list grew. Although we’ve only been back for a short while, the longing for those wonderful moments has already set in. Thank you!

August 2023
We spent a week at the house with our closest friends and family and also used the location for our wedding ceremony during that time. It is an incredibly great place. The house is full of history and the owners incredibly friendly and willing to share their story. The park is idyllic and invites you to play, drink coffee and take a faln. We will all never forget this week and would love to book again straight away.

April 23
The Big House at Kinblethmont was the ideal setting for our family reunion (group of 26). The house was beyond what we expected and as great as it looked in pictures, it was even better in person. Everything we could have needed was provided for, the kitchen, bathrooms and bedrooms were well stocked – and all our family were asking where the linens were from, since they liked them so much. The central location allowed us to plan daily excursions to various sites, including a local distillery, the town of Arbroath, St. Andrews, Balmoral Castle and even a drive through the Highlands. The owners (Jessica and Robert) have preserved the character of the home, providing a unique and fun experience, while also ensuring modern amenities and facilities that can support large groups, such as ours. Gemma was fantastic to work with in planning our visit and was available and responsive to all our questions.

December 2022

Twenty extended family stayed for a week over Christmas. The house was absolutely perfect for our needs - extremely well appointed and suited a wide range of ages. Jessica and her team had thought of everything we might need. Gemma made sure everything ran smoothly while we were there. Very impressed with everything - the house, the grounds and the service.
Beyond perfection

We hired Kinblethmont for a wedding after two postponements finally celebrated a one year anniversary. Jessica could not have been more thoughtful or understanding for our situation and showed from the very beginning a level of service that is hard to find. Each of our guests were blown away by the setting and facilities creating a luxurious whilst homely break. Catering for 40 people was a breeze with the walk in fridge and fantastic equipment with no detail left out. The house was spotless and grounds immaculately maintained. Entertaining 40 people from 18 months to 75 years is simple at Kinblethmont with the range of activities including snooker, table tennis, play park, badminton, croquet and others you don’t have to leave the grounds! Cannot recommend enough and we all hope to return.

We hired Kinblethmont House for an "8-Year Itch" party to celebrate our anniversary but really this was an excuse to invite 24 friends from all over the UK to finally get together and have some fun. Jessica and her Operations Manager, Laura, could not have been more helpful from the day we booked in April 2021. They answered every question we posed and even sent photos of kitchen equipment! We catered for 26 on 2 evenings and this was made easy by the excellently equipped kitchen and commercial glass and dish washers (as well as a big walk in fridge). We had caterers on a third evening and dining every night in the candle lit dining room was a real treat. Everyone loved the Drawing Room, library and games room and as it was sunny we made use of the sports facilities in the walled garden as well as played croquet on the lawn by the house. Our guests also loved the walks around the estate and in particular the hundreds of thousands of snowdrops. The bedrooms were all delightful and there were plenty of bathrooms so no queues! Being so near to Arbroath is helpful as supplies could easily be topped up and several of us did a lovely cliff top walk on one of our days. Kinblethmont is a fantastic venue, professionally managed, in a great location which means it is a superb place for a get together with friends or family. Thank you to Jessica et al for helping to make our weekend so memorable!

The house is fabulous with a sizeable walled garden in the grounds. It is well provisioned and the drawing room with its grand piano, fire and general aspect is a absolute gem within what is a pretty impressive house anyway. We have a large extended family with a range of ages and there was plenty of room for everyone and it made for a thoroughly enjoyable week. Would definitely recommend to friends.

For our daughter’s wedding , we were in need of an accommodation for a big group between family & friends. The location was fantastic, beautiful countryside , easy access , nice walks surrounding the property, allowing all guests to go on a long walk on the beautiful beach while we were sorting out last details. We enjoyed being able to have meals all together in the large dining room, chatting in the lovely sitting room while others enjoyed playing pool downstairs !Jessica was fantastic in helping us with the whole organisation ( between Covid tests to distribute and sorting out all the bedrooms with name tags so that everybody could find their accommodation quickly).All friends and family were really impressed and loved the property , we highly recommend it

Spectacular Venue For A Classy Hen Do
We hosted a large Hen-Do, of 35 guests at Kinblethmont House in November and it was completely wonderful! The house is like something out of Downton Abbey and went really well with our WRI theme. The house itself is excellent kitted put with everything you need to cater for a large group. We had a chef in to do the cooking (luckily my partner!) and he was very happy with the facilities which included a walk-in fridge and industrial dishwashers. The house was really well prepared for our arrival and Jessica was a great help from beginning to end. Wish we could have stayed longer and our guests have not stopped raving about the place!

50th Birthday Weekend
I booked Kinblethmont House and several outbuildings for my 50th Birthday weekend. I and, I was assured, everybody else absolutely loved it there. It’s a charming place in a picturesque setting with vast grounds to roam around in. We all felt right at home despite the size of the house. Everything you could possibly need is available. The owners are very nice and will try to accommodate even urgent last minute requests. I wouldn’t hesitate to use it again and thoroughly recommend it.

Excellent for a large family reunion
Great help from Family Owners. The kitchen garden lent it self to Family games - throwing wellies etc House great for toddlers and Oldies. Thanks due for tuning Grand Piano . Had great family kids concert. Teddy Bears picnic as you have never heard it before. Great choice of bedrooms.

My friends and I rent Villas, Estates to meet in about every 2 years. Kinblethmont House has been by far the best. The historical beauty of the house, the breathtaking grounds and all the amenities afforded, can not be matched. The Croquet Torunament in Kilts, the catered "murder mystery"dinner party, the day trips to the beautiful towns around the area not to mention the walks on the immense grounds and beautiful beaches made this week the BEST experience A special thanks to Jessica who make sure your questions are all answered and your needs are met!

We booked Kinblethmont for our wedding weekend and it was absolutely perfect in every way. From the outset, Jessica was a pleasure to deal with and it was very straightforward to make our booking. The house itself is beautiful and was absolutely fit for purpose according to our requirements. The bedrooms are very nicely fitted out and very comfortable. We particularly enjoyed using the drawing room and this is where we had our wedding ceremony. The dining room is superb and made the perfect setting for our wedding meal. We loved the grounds around the house and thanks to the stunning weather we could enjoy them to the full. We would highly recommend Kinblethmont for such a wedding weekend and would love to return in future for a family weekend away

There are surprisingly few properties able to take 25 guests in Scotland. So glad this one does. It’s not that it is grand, you can find grand in many places. No, it is that it is grand and still feels like a home, a much rarer thing!
Although not all the bedrooms are fancy, none of them are bad. The place isn’t super slick and polished but none the less it feels like a place that is cared for and invested in regularly. Everything works the way it should, even the piano is tuned.
Well equipped especially the kitchen areas and dining room. There are things to do on rainy days with snooker, table tennis and more.
Very convenient for Arbroath and the shops.
Jessica was very helpful and accommodating and honestly although it may be expensive if there’s only a few of you but if you are a large party it is very good value for money. Better than a hotel stay by far.

Kinblethmont House is a truly wonderful place to spend time away from ’normal’ life. We felt so lucky to have the run of this historic, art-laden gem of a house. There were 25 of us gathered for a long weekend and no-one wanted to leave. We also had run of the grounds and beautiful walks through the estate. To the side of the house there is a beautiful lawn, with a croquet lawn, we spent a fair few hours there playing, talking and drinking fizz! The walled garden can either be a tranquil place to read a book, sipping a G&T, or a fun-filled space for all (there is a table tennis, a volleyball net, a badminton net and other ’toys’ that you can use).
The house is fantastically appointed to make staying in it so easy - there’s absolutely everything that you need. There’s an inspired trio of gadgets - a walk in industrial fridge, an industrial glass washer (takes 30 seconds!) and an industrial crockery and cutlery dishwasher. All of the rooms are delightful - with period furniture and wonderful art.
But what makes Kinblethmont such a dreamy place to stay is that the Ramsay family give you the run of it for the whole of your stay.
If you are thinking of a really special place to celebrate anything - I’d urge you to stop your search here - you really won’t regret it!

Fantastic location for our family get together, house was amazing, a real treasure trove of antiquities to interest all ages. Extremely well kitted out with everything you could possibly need for a large get together. I would definitely recommend Kinblethmont to anyone, only piece of advice would be to bring slippers for younger guests as old wooden floors did cause a few splinters for a few of our younger children but other than that this place was a real find for our family celebration and thoroughly enjoyed by everyone from under 5s to over 70s. Go you won’t regret it!

This was our 4th stay at Kinblethmont with our gang of friends to celebrate New Year. With a party of 18 adults and 14 kids (ages 2-16), yet again the venue was perfect for all our needs. Loads of public rooms means plenty of space for everyone, and the refurbishment works particularly to the bathrooms and kitchen, have made Kinblethmont even better than ever. Bedrooms are so warm and comfortable and the little luxuries of toiletries and bathrobes is a lovely touch. It’s location is ideal to enjoy nearby Lunan Bay for a New Year’s Day jaunt, and whilst it’s handy for the shops in Arbroath for last minute supplies, it really does feel like we’re a million miles away from the world when we are here. Thanks again to Jessica, Penny and team for making our stay just perfect again. Loved it!

Perfect weekend at Kinblethmont House

Everything about the weekend was perfect - the house and the grounds were stunning, ideal for a large group like ours. The facilities were exceptional (indoor - the snooker table, table tennis, sky television, grand piano, large dining room and outdoor, in the walled garden - the football, volleyball / badminton nets, etc. etc. and the beautiful grounds more generally). The bedrooms and en suites were all extremely comfortable and the extra touches (robes and white company towels, for example), made us all feel very at home.

Penelope, Jessica and Robert were also uniquely helpful in advance of the weekend. I have organised these types of trips a few times before and never had such proactive and willing engagement. The caterers that were recommended (Sinclairs) were superb - I would thoroughly recommend that other groups do the same as us and invite them in for the full weekend - and arranging for the paintballing company (Skirmish) to come on site worked extremely well.
