The apartment is situated in the Broughton area which is a superb vibrant part of Edinburgh with a multitude of local amenities. Turn left at the end of East Claremont Street and stroll up Broughton Street, en route to the city centre. Broughton Street has numerous cafes, bars and restaurants, the famous award winning butchers 'Crombies' and an assortment of small shops selling a wide variety of goods. The top of Broughton Street opens out to one of the liveliest east end areas of the city with a staggering array of leisure facilities. The Edinburgh Playhouse Theatre, St James Shopping Centre, The Scottish National Portrait Gallery (with a free bus service to The National Gallery of Scotland, The Dean Gallery and Modern Art Gallery), Calton Hill, Omni Centre - with multiscreen cinema, dance clubs, health club, casinos and much much more are all within sight. On the other side of St James Centre is the East End of the world famous Princes Street.

From the East End - for those that enjoy a walk, 10-15 minutes on foot and you could walk up the Royal Mile to Edinburgh Castle, or down the Royal Mile passing John Knox House to Holyrood Palace, the Scottish Parliament, Dynamic Earth and Holyrood Park. For the more energetic Arthur's Seat, the remains of a volcano, is a fairly easy climb, safe for young ones too, and rewards the effort with panoramic views of the city across the Firth of Forth to Fife. Holyrood Park, Arthur's Seat and the Crags are probably the most popular area for runners and walkers in the city. The most direct route is only 1.5 miles from the apartment.

Alternatively take a right turn at the end of East Claremont Street and walk 5 minutes down to the Water of Leith Walkway and let the river show you some of the hidden delights in Edinburgh. The stretch between Stockbridge and Roseburn is truly delightful - also a leafy and sedate way to get to some of the art galleries in the city, the Dean Gallery and Gallery of Modern Art are accessible from the walkway. You may also be lucky to see one of the resident grey herons that live on the river.

A further 5 minute walk will take you to the Edinburgh Royal Botanic Gardens which are breath taking - a special place to walk around for many that live and work in Edinburgh - a fantastic place for all to chill out from the busy city.

Accommodation:
The apartment is down one floor of a wide spiral stair on the basement floor of a traditional Victorian tenement. The front door opens on to an L shaped hall. The apartment has recently been refurbished with solid oak flooring throughout. On the left is the first of four lovely bedrooms. This one has twin beds separated by a wardrobe. The room also has a dressing table with mirror and seat next to the window overlooking the rear garden.

Next left is bedroom two which contains bunkbeds. This room is ideal for the younger members of the party, however the beds are adult size and comfortable enough for adults. This bedroom also looks out onto the rear shared back garden. On the right of the hall is a modern fitted shower room with w/c and wash hand basin.

Straight ahead is a very comfortable and spacious livingroom with three piece leather suite, TV, HiFi, video and Xbox which doubles as DVD player. There is also a large dining table which comfortably sits 8.

The livingroom has French doors leading directly out into a very large and secure walled rear garden. Children will find this a very safe place to play, and will no doubt make friends with the numerous local children who often jump over each others walls to join in the fun.

On the right hand side of the second leg of the hall there is a smartly panelled modern fitted bathroom, also with shower over the bath. The double bedroom on the right has a large window looking onto the basement area. There is a double wardrobe, chest of drawers and dressing table with mirror and seat. The first room on the left side of the hall is the kitchen, with all usual features, dishwasher, fridge, hob, fan assisted oven etc. There is also a small drop leaf table for two. The next left is the largest of the four bedrooms with a kingsize and superbly comfortable bed, a triple wardrobe, chest of drawers, and large writing desk with seat. Again the large window looks out onto the basement area. Both the double bedrooms are large enough to accommodate a cot without the rooms feeling congested.
