Ludgate House can be found in the centre of Peebles Old Town Conservation Area and is set amidst a huge array of sporting, leisure and entertainment opportunities. Only ten minutes drive away is Glentress Forest, generally acknowledged to be the best mountain biking facility in Great Britain. A five minute walk from the front door will bring you to Peebles Golf Club, a course with beautiful views and rolling fairways. Many come to Peebles to sample the salmon and trout fishing as the great River Tweed passes through the town and is just a few minutes stroll from Ludgate House. Of course, nestling among the picturesque Borders countryside, you can expect to find a diverse range of walks from gentle meanders along the Tweed to more vigorous all day hikes through the surrounding hills.

If sport is not your thing, then perhaps history is! The Borders are crammed with exciting sites of historical interest, far too many to mention here. Within a ten minute drive you can discover Traquair House, a fairytale castle hidden away within its own woods, the centrepiece to a fascinating day out. Perhaps you could pair up a trip to Traquair with a visit to Kailzie Gardens just two miles down the road. Other properties to visit include: Floors Castle, Abbotsford House, Mellerstain House, Bowhill House, Thirlestane Castle, Neidpath Castle (ten minute walk from Ludgate House), Smailhom Tower and The Borders Abbey Trail (Abbeys at Kelso, Melrose, Jedburgh and Dryburgh).

Perhaps you like to shop, get pampered and dine out. You will be staying a five minutes walk from an award-winning High Street, full of independent boutiques and galleries - Peebles is well known for its dedication to small businesses. There are so many treasure troves of locally made crafts, local foods and exquisite furniture and arts, not to mention the wide selection of excellent places to eat out. If a relaxing massage is more up your street, you can pick and choose in Peebles. Perhaps you'd like to lap up the luxury at Stobo Castle Health Spa or take a walk to Peebles Hotel Hydro.

Edinburgh with all its attractions is just up the road - there is an excellent bus service into the city or it's a 50 minute drive. Peebles really is a haven of peace and tranquillity and a wonderful location for a self-catering holiday in the Borders.

Accommodation:
The welcoming, characterful sitting room has a comfy sofa for three, a high quality sofa bed for two and French doors out onto the patio. In the sitting room you will find the log burner and all necessities to make a fire for relaxing nights in, plus an extra basket of logs. The television has Freeview and a DVD player and there is a selection of films for all ages.

Turning right from the hallway, you will enter the spacious, high ceiling kitchen dining room, which has a solid oak dining suite for six. As well as the formal seating, there are a couple of easy chairs and a side table for relaxing or waiting while others get ready! A padded window seat looks out on to the street and is perfect for sitting with a morning cuppa, watching the world go by. There are two built-in bookshelves housing a library of books, toys, games and a few CDs. As in all the rooms, the owners have tried hard to create a quality yet cosy atmosphere with framed artwork and inviting furnishings. There is a second fireplace, with a feature gas fire in the style of a log burner. You will find plenty of information about the surrounding area and tourist leaflets to browse, as well as a welcome pack with info about the house. You will also find a few goodies to help you settle in, and staples such as tea, coffee and sugar are provided. A breakfast bar divides the kitchen from the dining area, at which you will find two bar stools. The kitchen provides plenty of storage space as well as ample worktops, with natural light from two windows looking on to the back garden. You will find a few extra touches such as a hamper with picnic crockery and cutlery for days out. There is a portable CD player/radio so you can listen to your favourite station while preparing to eat. A door from the dining area leads out into the utility area with washing machine and tumble drier and under-stairs warm airing cupboard. The back door opens out to the back garden.

Upstairs, the bathroom has a 'compact' bath (not quite as long as a regular one) and an electric shower over, as well as a heated towel rail, basin and WC. The smallest bedroom has a white painted bunk bed, suitable for children or adults. The large master bedroom has a solid wooden suite with king sized bed and tasteful decor. All the bed linen is 100% cotton for extra comfort and beds are made up with luxurious throws and cushions. The second bedroom is of generous proportions too, and has the added benefit of a whole wall of built in storage, both wardrobe and drawers. The king sized bed is a comfortable divan.

The back garden is fairly compact, with a patio area and furniture for dining, as well as a barbeque. A step up from the patio takes you onto the lawn with drying area. The garden is very private and quiet because it is completely enclosed with a wall, making it very safe for children.

Directions:
From Edinburgh, take the A703 south towards Peebles. Once you enter Peebles, drive straight on to the roundabout and turn right heading for the town centre. Go straight along the High Street past all the shops until you get to the small roundabout in front of the church. Turn right at the roundabout, over the Cuddy Bridge and Young Street is the first on the right, with brown signposts for Cross Kirk. Ludgate House is 50m along Young Street on the right. Young Street is one way. You can park on the street.

From the west, come into Peebles from the A72. Enter the town, passing the cemetery on your left. You will pass Haylodge Hospital on your right very soon after entering the town. Young Street is another 100m along on the left, with the brown signposts for Cross Kirk. Then as above.

Cost and availability:
Ludgate House is rented out all year.
Changeover is Saturday - leave by 10am, arrival after 3pm.
Short breaks can be arranged out of peak season and changeover day is flexible then.
