Kingussie is set in the heart of the Cairngorm National Park just off the arterial A9 between Newtonmore and Aviemore. It is surrounded by three fabulous mountain ranges - The Cairngorms, The Grampians and The Monadliath. Its close proximity to Aviemore and the ski centre at Cairngorm make it an ideal base for winter sports enthusiasts and in summer as a general tourist base for exploring the Highlands. There are many outdoor activities - pony trekking, canoeing, hiking, climbing, sailing, mountain and quad biking, skiing and snowboarding, birdwatching and some of the finest salmon fishing in the UK.

Within a ten mile radius of the property local attractions include the Highland Folk Museum (with an interpretive site set over several acres), the Highland Wildlife Park, Insh Marshes RSPB Reserve, historical Ruthven Barracks and two excellent golf courses. With so much to see and do in the area, Auld Poor House at Kingussie is an ideal location for a Scottish self catering holiday no matter what season of the year you stay.

Accommodation:
To the right of the front door is a ground floor double bedroom with ensuite shower. This suite is fitted to give access to disabled guests, with grab rails (static and pull-down) and shower seat. To the left is a door leading to the owners' flat. This door is always kept locked and only used by the owners in an emergency. The rest of the accommodation is reached via the stairs which have the added bonus of a stairlift. At the top of the stairs to the left are the other two bedrooms; a twin and a double. Next to them is a WC and a family bathroom with shower, bath, basin and toilet. To the right is the fully fitted kitchen with professional range cooker, dishwasher, fridge/freezer etc. The lounge/dining room completes the indoor accommodation. Furnished to a high standard, with leather sofas, handmade oak dining set and open hearth fire. Artwork is original, many painted by the owner.

Wood and coal is stored in one of seven lean to sheds on the car park - these sheds were originally used by residents of the poor house to store their coal and belongings. There is use of a back garden with decked patio area. Guests share the use of a drying/laundry room with the attached Laggan Cottage guests. This is equipped with washer, dryer and hanging racks for drying.

Location:
From the south on the A9 (travelling from Perth to Inverness), drive past Newtonmore and take the next exit for Kingussie beyond Ruthven Barracks. At the T junction turn right towards Kincraig and pass under the flyover. After the slip road for the A9 south, the Auld Poor House is approx 200 metres on the left.
From the north on the A9 (travelling from Inverness to Perth) take the slip road off the A9 to the left for Kingussie approximately 11 miles south of Aviemore. Turn left at the T junction towards Kincraig. The Auld Poor House is approx 200 metres on the left.

What's included:
The first �15 of electricity used plus wood and coal for the fire are included in the rental price. All bed linen and towels are provided also tea towels, cleaning materials, washing materials, toilet and kitchen rolls.

Cost and availability.
The cottage is rented out year round - Saturday check in after 4pm, check out by 10am. From the end of May to the end of September bookings must be for full weeks only. Weekend/short breaks of a minimum of two nights are available at other times except Christmas and New Year.
Discount for parties of four or less where the ground floor bedroom is not used.
