Set in the heart of Morayshire, the area has the best of both worlds. Within minutes of many glorious sandy and quiet beaches, such as Covesea and Roseisle, or just a short drive from the Cairngorms with their rugged mountains, glens and rivers. There is a plethora of historic sites to visit, including National Trust properties such as Brodie Castle and Leith Hall, the famous Fort George and Spynie Palace to name a few.

Feeling active? There are numerous local golf courses suitable for all abilities (all within 10 miles or less). The Elgin leisure centre offers a swimming pool and ice rink, whilst there is also sailing in Findhorn or fishing on the Spey. Also available locally is horse riding, off road driving, quad biking, mountain bike trails and boat trips. There are a host of coastal paths with stunning cliff top views of the Moray Firth. The area is also a great spot for bird watching. You may also be lucky enough to see some local dolphins and seals whilst you are out and about on the coast.

Feeling indulgent? Then head to the hills and taste some magical Speyside malt whisky at some of the world�s finest distilleries such as Glenlivet and Glenfiddich or relax at the Boath House Aveda spa. For shopping there is Johnston's Woollen Mill famed for its cashmere, Baxters famed for its... tinned soup and for the whisky connoisseur, Gordon & MacPhail shop and deli in Elgin.

For the kids there is the Loft Play Barn by Kinloss, the Cooper Park in Elgin, and further afield, Landmark at Carrbridge with its Adventure Park and water slides. Feeling like a meal or drink - the local Duffus Inn offers hearty pub grub whilst nearby Lossiemouth and Elgin have a variety of bars and restaurants to suit all tastes.

Accommodation:
On the ground floor there is a traditional, well equipped farmhouse kitchen/diner with an open fire which includes a dishwasher and microwave. There is a bright and sunny south facing living room with stunning uninterrupted views across the fields to Duffus Castle. This room benefits from traditional original wooden floorboards, cosy leather sofas, TV (incl Freeview), DVD player, books and games. Also on the ground floor are two spacious double bedrooms, one is south facing with views to Duffus Castle. There are two family bathrooms both recently renovated: one with bath, shower, sink and WC, the second with stand alone shower, sink and WC. The utility/drying room is fully equipped including washing machine, tumble dryer, clothes airer, freezer, iron and ironing board. The spacious porch is perfect for kicking off and storing wellies, walking boots, golf clubs etc.

The first floor has a further two bedrooms, both twin rooms with glorious south facing views of Duffus Castle. Also upstairs is a box/storage room.

Outside is a large, enclosed, south facing garden to the front of the property again benefitting from uninterrupted views of Duffus Castle. The garden has a BBQ and garden furniture. There is ample private parking to the rear of cottage.

Directions:
Inverness Airport: Follow signs for the A96 (Elgin /Aberdeen). Once on the A96, continue for 35 km until you enter outskirts of Elgin. Continue over the 1st roundabout, take a left at the next followed by a right at the Tesco roundabout. At the next roundabout (Halfords) take a left.
Follow for about 1 km before taking a left signposted B9012 Hopeman, after 0.5km take a right by the Costcutter shop. Follow road for approximately 6 km - along the way you will turn down a long hill which then bends to the left and then to the right onto a long straight. Take the next right signposted Duffus Castle and continue along to the next right turn again signposted Duffus Castle. Carry along a narrow road past a cottage on the left before reaching the farmhouse just past the farm buildings on the right. Turn right to park by the back door.

Aberdeen Airport: Follow signs for A96 until you reach the outskirts of Elgin. You will drive straight through the first 3 roundabouts before taking a right at the fourth. At the fifth roundabout by Halfords take a right. Then as above directions!

What's included:
Oil fired central heating and electricity are included, as are logs for the fire. Bed linen and towels are provided and also a welcome pack. Cost and availability.
Change over day is Friday. Other days by special arrangement, please request at time of enquiry.

The property benefits from double glazing throughout. It is served by mains water supply with drainage to a septic tank, mains electricity and oil fired central heating.
The owners live locally and are on hand to provide any extra information about the area and things to do.
Please note for child safety that there are agricultural buildings to the rear of the property with occasional use by farm vehicles.
Smoking is only permitted outside the property.
