Aviemore is situated at the heart of the Cairngorms, an area described as �one of Europe�s last and most enduring wild places� with some of the most dramatic scenery in the highlands. Home to some of Britain�s rare and beautiful wildlife including pine martens, wild cats, red squirrels, ospreys and ptarmigan, the area is a paradise for nature enthusiasts.

The Aviemore area is also renowned for the wide range of outdoor activities on offer from winter sports to walking, biking to climbing, horse riding to windsurfing - there is something for everyone. Whether you are an expert in your field or a complete beginner wanting to have ago there are some great opportunities.

There are also a variety of visitor attractions nearby. The Rothiemuchus Centre offers Landrover Safaris, gorge walking, quad biking and fishing. The Cairngorm Brewery Company offers tours, Landmark Forest Adventure Park is a great day out for all the family and the Aviemore Kart Raceway caters for all age groups. Aviemore is the western terminus for the Strathspey Steam Railway which runs to Broomhill and Boat of Garton. Take a trip on the steam train and step back in time. Visitors to the Cairngorm Reindeer Centre have the chance to see the UK's only reindeer herd in their natural habitiat and The CairnGorm Mountain funicular railway takes visitors up to 1097m above sea level onto the high, wild plateau.

Accommodation:
Ben Avon House is a pleasant semi-detached property situated in one of the quiet cul-de-sacs of Dalfaber in Aviemore. The house has four bedrooms which consist of two double rooms, one with ensuite shower room, one twin bedded room and a bedroom with bunk beds. All the bedrooms are situated on the first floor along with the family bathroom.

Downstairs, the house feels spacious with a comfortable sitting room leading through to the dining room which can seat up to eight people. Patio doors lead from the dining room out into the enclosed garden. The kitchen is well equipped and also has a breakfast bar. The house benefits from a downstairs cloakroom.

Outside there is space for parking and the enclosed garden backs onto mature woodland which provides a natural habitat for wildlife.

Directions:
Aviemore is accessed via the main arterial route through Scotland, the A9. Ben Avon is situated at the north end of Aviemore.

If arriving from the south, continue along the main road through Aviemore as if heading northbound and take a right hand turn onto Dalfaber Drive. Carry on over the railway line and take the second road on the right. Ben Avon House is situated on the second cul-de-sac on the left.

If arriving from the north, turn off the A9 to Aviemore and turn right at the next junction, take a left hand turn onto Dalfaber Drive, over the railway line and take second right hand turn and then second left hand turn.

What's included:
Heating and electricity are included in the rental price and bed linen is provided.
There is a toy box for children, a step up stool and children's plastic tableware. On your arrival you will find a welcome pack of tea/coffee and some cleaning essentials are also provided.

Cost and availability.
Change over day is flexible with a check in time from 4pm, check out by 10am.
Short breaks are welcome.
