A haven of peace and tranquility Balgonar Cottage is set in attractive rural surroundings - away from it all yet just 40 minutes from the centre of Edinburgh. It is the ideal spot for a family holiday, with plenty to do close by and it is also exceptionally well situated for touring Scotland.

The owners are delighted to take visitors on tour of the farm - what you will see depends on the season - lambs in spring, hay making in summer etc. There are cattle with calves, hens and egg collection, ewes and lambs, horses and a Jersey cow to hand milk. Children love it!

From the minute you enter Balgonar drive, off a minor country road, the relaxation just sweeps over you. Horses and sheep graze behind the post and rail fence lining the drive on one side. On the other is a semi-wild wooded area. The drive winds round away from the main house and past the old farm steadings. The cottage is right in front of you.

Balgonar is a small estate which includes a family-run mixed farm. The owners keep Aberdeen Angus cattle as well as the horses and sheep. It is the perfect spot for walking - whether it's a quiet stroll around the grounds and the duck pond or a more adventurous hike into the hills. Within an hour of off-road walking you can enjoy some of the finest views in Central Scotland, looking to the Ochils and the distant Wallace Monument.

The traditional stone-built cottage was originally provided for the estate chauffeur in the mid-nineteenth century and was later extended. It is set in its own pretty enclosed garden and boasts unusually spacious accommodation all on one level. The cottage sits within its own sizeable garden and has garden furniture with a round table and parasol, ideal to enjoy a drink or al fresco meal on a summer's evening. This is a perfectly located self-catering cottage in central Scotland, ideally placed to explore this fascinating country.

Accommodation:

From parking, the cottage is entered via three wooden steps in a shelter porch - there is an alternative access at the front of the building which is on one level - with no steps involved. There is a lobby with space for boots and coats. Walk through into the kitchen (very spacious) this opens onto a parquet floored hall. Balgonar Cottage has 3 bedrooms sleeping a total of 6 people. The cottage is all on one level and the bedrooms all open off the hall. The master bedroom has a king size bed from which you can enjoy uninterrupted views of the rolling hillside. There is a wall-mounted TV and DVD so you can watch from the bed! In addition there is a twin bedded room and a third bedroom with twin beds which benefits from an en-suite shower room. The bathroom has a bath with hand-held shower, basin and WC. There is an additional WC outside!

The sitting room has a wood burning stove which forms the central feature of this comfortable and spacious room. There are views to the hills and onto the cottage garden. There is TV with DVD/video player and a stereo music centre. The well equipped kitchen is spacious and has a washing machine, microwave and coffee maker. There is masses of cupboard space and an old pine dresser and table with built in upholstered bench on two sides. This is a deceivingly spacious cottage and all rooms are furnished with old-style furniture.

The property is all on one level so is suitable for moderately disabled guests but the doors are not widened for wheelchairs and there are no special adaptations. Outside there is off road parking for 3-4 cars beside the cottage. There is an enclosed garden with garden furniture and parasol - a delightful place to relax in.

The owners are happy to accept supermarket deliveries if guests wish to order ahead and can put necessary items in fridge/freezer. What better than to arrive and all your food is there waiting for you - just open the fridge and everything you need is at your fingertips! (obviously this needs to be by prior arrangement).

Directions:

By road from the south via Forth Road Bridge: take the M90 towards Perth. Leave motorway at junction 4 (Kelty/ Dollar) and turn left towards Dollar. After 1-2 miles fork right at toll house towards Saline. Follow the road signed to Saline. At the crossroads go straight on still following signs to Saline. (It is about 5-miles from the toll house to Saline).

You will pass through Steelend and then Saline. Leave the golf course on your left and go to the bottom of the hill. Turn right (signed for the cemetery) and immediately right again opposite the post office into Bridge Street. Follow Bridge Street for about 1 mile. You will leave the village and pass through several fields before coming to a turning on your left with a big white sign to 'West Balgonar'. Take the next entrance on the left and there is a small sign saying 'Balgonar' in the wall. Follow the drive down around the hairpin bend at the bottom, pass the steading and the cottage will be right in front of you.

From the south via Kincardine Bridge: This is the preferred and most direct route from the south as it is motorway all the way to Kincardine Bridge via the M6 and M74. At Kincardine Bridge follow the signs for Perth via the new bridge. Stay on the A77 Perth road for about 4-miles until you come to a small roadside settlement called Forest Mill. Turn right via the filter in the middle of the road. Go out of the village and just keep following the road for another 3-4 miles until you come to a T junction. Turn right here and follow the road into Saline. The turning to the cemetery will be on your left - the rest is as above.

Cost and availability:

The cottage is rented out year round. The normal change over day is Saturday. Leave by 10.30am and new arrivals at 4pm. There is however flexibility if required.

Short breaks are available, minimum of three nights.

This delightful country cottage for 6 is conveniently located in central Scotland so perfectly placed to explore much of Scotland, including Edinburgh and Glasgow. This is an perfect cottage for a family holiday and the owners offer tours of their farm - children particularly love the horses and seeing (and feeding) baby animals and collecting hens eggs. There is also great walking, cycling, go-carting, golf, riding and great beaches nearby too.
