Standing in its own private grounds with spectacular views over Lochbroom and Ullapool, Lochbroom Lodge offers high quality accommodation for up to 20 people. Behind the house is privately owned hill ground where you can see red deer and watch birds of prey. The front of the property has a fabulous vantage point from which to watch the local fishing boats heading to and from the harbour and in the summer, cruise ships and visiting yachts on the beautiful Lochbroom.

Lochbroom is a fjord (known in Scotland as a sea loch) and is deep enough for the large ferry, The Isle of Lewis, to sail out to the Western Isles making for an interesting sight as it steams past the front of Lochbroom Lodge. Across the loch stand the mountains of Ben Ghoblach and An Teallach, great to look out on and wonderful for hill walkers and climbers. To the east of the lodge is the village of Ullapool with its busy harbour and nine hole golf course. To the west you look out over the mouth of the loch towards The Summer Isles and can watch the spectacular sunsets.

Ullapool is only a mile away from the Lodge with its fishing boats which land fresh prawns and lobsters. The harbour is within sight of the busy seafront which has shops, bars and restaurants. It is possible to take a leisurely stroll along the shore and be in Ullapool in about 20 minutes. On the way you pass the golfers who are playing the 3rd hole and maybe some anglers who are fishing for salmon at the mouth of the Ullapool river, once you are over the wooden bridges then you are almost there. Alternatively you can walk along the shore towards the Rhue Lighthouse or perhaps enjoy a picnic or barbeque.

Accommodation:
Lochbroom Lodge is a large and very versatile self catering holiday house. It is made up of two separate wings, the west wing and the east wing, which together sleep up to 20 but can be rented as two entirely seperate units one sleeping 10 adults plus fold down bed and the other sleeping 7 adults plus a sofa bed.

The East Wing
The An Teallach Room has 4 individual areas. Firstly the arch area which has comfy sofas and an entertainment unit, also a seating area with fabulous views from the south facing window. The dining area has two large wooden tables which together can seat 18 and finally there is a bar which always has a "wee dram" to welcome you when you arrive. Also on the ground floor is a fully equipped kitchen with breakfast bar, large fridge/ freezer, dishwasher, microwave, gas hob, infra red grill and electric oven, a utility room with washing machine and dryer and space for boots etc and both ladies and gents cloakrooms.

Upstairs there are 5 double bedrooms which are all ensuite. 4 rooms have showers and the 5th has a corner bath with shower. There is a fold down single bed if required.

The West Wing
The Ben Ghoblach Lounge has wonderful south facing views and an open fire. The kitchen is fully equipped with a gas cooker, electric eye level grill, microwave and fridge/freezer. It also has a dining area. There is a laundry room and drying area with washing machine, dryer and some racks for outdoor clothing and boots, also the Old Office which doubles as a book lined sanctuary or a games room. The accommodation in the west wing consists of 2 double rooms, one with ensuite bathroom, 3 single rooms and one double sofa bed in the Old Office if required. There is a family bathroom, a shower room and a separate WC with washbasin.

Outside there is a garden behind the west wing with an outdoor table and chairs and more chairs to the front. Lochbroom lodge is non smoking but the gardens provide plenty of sheltered areas. There is a large parking area and a play area with goal posts and a football and a marked badminton area plus rackets and shuttlecocks. The parking and play areas are shared for both east and west wings.

Directions:
From the south - head north to Inverness, then follow signs for the A836 Ullapool - it is 56 miles to Ullapool. On entering the village pass the petrol station on your right, follow road that branches up to the right continuing north (sign posted for Lochinver), this will lead you over a bridge and out of the village. As you leave village you will start to climb, Lochbroom lodge is approx 1 mile out and are the first house on the right, signpost at road side for Lochbroom lodge.
From the north you will reach the top of a steep hill and look down over Ullapool for the first time as you descend you will see a de-accelebration lane on the left of road, enter this and follow the road up the drive to the lodge (this is signed for Lochbroom lodge).

What's included:
All electricity and heating is included, logs for the fire/wood burner are provided for arrival only, more can then be purchased at cost. Bed linen and hand towels are provided, please bring your own swim towels. WIFI access and sky TV are provided. Max of 2 dogs permitted, they are restricted to the utility and kitchen areas ONLY.

Cost and availability.
Change over day is Saturday, arrival after 1630; departure by 1000. Short breaks by arrangement.
Good house keeping deposit of �500 for Festive period, �200 at all other times. Refundable on departure after inpection.
