Balnabein is a charming cottage located on the edge of the village of Grandtully in Highland Perthshire. It sits in an elevated position overlooking the Tay Valley and has breathtaking panoramic views of the surrounding countryside. Grandtully sits on the banks of the River Tay on a stretch famous for its Scottish canoe centre and white water rapids. The village has two bars and a restaurant, an amazing Chocolatier with gift/coffee shop and a small convenience store and post office just over the river in Strathtay.

This locality is hard to beat for things to do and see. The towns of Aberfeldy and Pitlochry (with its world famous Festival Theatre) are close by (10 minutes drive) and offer a very wide range of shops and amenities. The renowned House of Bruar is only 30 minutes away for great shopping. There are a myriad of outdoor activities in the area - including abseiling, archery, art galleries, bowling, canoeing, climbing, castles (including Castle Menzies and Blair Castle, the ancient seat of the Dukes and Earls of Atholl), clay pigeon shooting, concerts, country markets, cycling, distilleries, fishing, Highland games and gatherings, Highland safaris, horse riding, quad biking, white water rafting, boating, diving and sailing. There are other water sports on Loch Tay at Kenmore, where the Crannog Centre is located. There is also a new recreation centre in Aberfeldy with swimming pool, gym, squash and much more.

The A9 is only around 15 minutes drive and from there you can reach Edinburgh and Glasgow in a little over an hour. The city of Perth is just 35 minutes south on the A9 and offers a wide range of high street shops, cinema, theatre, sports, leisure and recreation facilities. Even Aviemore and the Cairngorms are just 90 minutes up the road for those who love their skiing. Golf enthusiasts are very well catered for in this area and there are 6 courses within 20 minutes drive of Balnabein and a putting course in Aberfeldy.

If walking is your thing then you could not pick a better location. There are numerous paths and hills in every direction and plenty of Munros to choose from if you have the stamina! At the end of the day you will never be short of something to do in this beautiful part of Perthshire and after a fun packed day for all ages, regardless of the weather, what could be better than returning to your cottage retreat to reflect on your experiences over a glass of wine or fine malt watching the sun set on the hills across the valley?

Accommodation:
Having enjoyed the fun and tranquillity of their country home for many years, the owners have now decided to share this retreat with guests looking to escape for either a little peace and relaxation or a few days of endless activities in the Perthshire hills. They have worked with an interior designer to give the cottage a complete makeover with new furnishings throughout. The results are beautiful! The bedrooms have stylish tweed curtains and headboards, there is a spacious new contemporary shower room with double size cubicle and the living room has elegant sofas, tweed drapes, flat screen TV, Sky Freeview, BT Vision with broadband and a chest full of games.

This cosy cottage has an open plan kitchen/living room with a wood burning stove, dining/sitting room with stunning views and 3 bedrooms, sleeping 6. There is a twin room (zip and link beds mean this can be used as a double) on the ground floor with shower room next to it. Upstairs there are two bright and spacious double bedrooms (one with zip and link beds mean it can be used as a twin) and a family bathroom. The kitchen is very well equipped and benefits from an electric oven, halogen hob, microwave, fridge and washing machine. In addition, there is a utility room with a tumble dryer and freezer.

All bed linen and towels are provided and all fuel and electricity is included in the rental price. Complimentary Arran Aromatics toiletries are provided along with a welcome tray that includes home baking and local free range eggs.

Balnabein is surrounded on all sides by open countryside and is accessed via a farm track. 4x4 vehicles are advised in the winter months. There is a large garden with seating areas and an undercover BBQ area with large table for alfresco dining (even if it's raining!) There is ample parking for 5/6 cars. There is a selection of play equipment including croquet, some large water pistols/soakers for those warm sunny days and 2 mountain bikes which guests are welcome to use. There is masses of storage for golf clubs, bikes etc in the steading building.

Directions:
From the A9, take the Ballinluig exit onto the A827, signposted to Aberfeldy. Follow this road for approximately 5 miles until you reach the village of Grandtully. Go through the village and follow the road over the small bridge with the traffic lights. Take the next road on the left (Ault Beag Road) at the top of the road, bear right then take the first track on the left (opposite the wheely bins). Head up the track to the very top until you reach the gate and see Balnabein in front of you.

Cost and availability:
Balnabein is rented out throughout the year. Change over day is Friday with arrival after 4pm and departure by 10am.
Short breaks - minimum 3 nights.
