This lovely flat is situated in the Broughton/Bellevue area of Edinburgh which is an lively part of the city with many facilities on the doorstep. Broughton Street is at the end of East Claremont Street and has a great range of excellent cafes, bars and restaurants, a famous butcher and lots of small, independent shops. Within easy walking distance is the St James Shopping Centre, The Omni Centre (with multiscreen cinema, dance clubs, health club, casino) and The Edinburgh Playhouse theatre. Edinburgh's world famous Princes Street is just 5 minutes walk from the apartment. Along Queen Street is The Scottish National Portrait Gallery, where you can catch a free bus to The National Gallery of Scotland, The Dean Gallery and the Modern Art Gallery.

Also within easy reach, either on foot or by bus, is the Royal Mile with Edinburgh Castle at the top and Holyrood Palace, the Scottish Parliament, Dynamic Earth and Holyrood Park at the bottom. For the more energetic Arthur's Seat, the remains of a volcano, is a fairly easy climb, and there are panoramic views of the city from the top.

A 5 minutes walk from the apartment takes you down to the Water of Leith Walkway - it is a delightful walk along the river and you will see some of hidden Edinburgh and is a wonderful way to get to the Dean Gallery and Gallery of Modern Art. There is great bird-life here too and it offers an oasis from the city's traffic. The Edinburgh Royal Botanic Gardens are also within walking distance and they are breath-taking - children particularly enjoy the glass-houses. This is a perfectly situated flat to explore central Edinburgh on foot - or there are lots of buses close at hand too!

There is a large living room with TV and PS3, a family bathroom and a very large fitted kitchen with high quality equipment and a beautiful dining table with 6 leather seats.

Outside, there is a small area to the front of the apartment and a large enclosed garden to the rear which is accessed down a staircase in the attached tenement. The shared garden includes superb garden furniture and very large enclosed trampoline.
